Real Estate Tax Payments

We are strongly recommending that you submit your payment online for the 2020 tax year, instead of visiting our Public Service Office to conduct any Tax Collector business transactions, including paying Real Estate taxes, Tangible Personal Property taxes and Local Business taxes.

Please note that, if paying with a credit or debit card, a non-refundable convenience fee of 2.21 percent charged by the financial institutions will be applied to each transaction. If paying with an electronic check, there are no convenience fees (eCheck transactions are free of charge). Credit card payments are not accepted at our Public Service Office.


The annual tax bills were mailed out on Oct. 30, 2020. Only current year (2020) taxes can be paid online.


If paying current (2020) year real estate taxes in person acceptable forms of payment are personal check, cashier's check, certified funds or money order or cash. On April 1, 2021, 2020 taxes become delinquent, and additional interest and fees are added. Acceptable forms of payment are cashier’s check, certified funds, money order, or cash. No credit card payments accepted at our Public Service Office. Make your payment payable to Miami Dade Tax Collector. Include your property's folio number on the cashier's check, certified funds, or money order.

If paying delinquent real estate taxes (2019 and prior) in person, acceptable forms of payment are cashier's check, certified funds, money order, or cash. We are strongly recommending that you mail your delinquent tax payment instead of visiting our Public Service Office.


Postdated checks cannot be held for future date processing and will be processed as of date of receipt. Bank account payments returned by your bank for any reason will void your payment. Additional fees up to a maximum of 5 percent and not less than $25 (per F.S. 125.0105) may be charged as a result of returned payments.

2020 Fourth Quarter Tax Bills


2020 Fourth Quarter Tax Bills are payable on March 1, 2021. Fourth Quarter Tax Bills will be mailed out on February 26, 2021. Bill Express applicants who signed up for installment bills will receive their tax bills electronically on Monday, March 1. If you signed up to receive your Quarterly Tax Bill through Bill Express electronically, you will still continue to receive your Quarterly Tax Bill through the mail.


Accounts Exempt from Public Disclosure


Effective Nov. 1, property owners who have an account that is Exempt from Public Disclosure (Confidential Account) now have the option to pay their 2020 property taxes online by entering the account (folio) number and the total combined taxes and assessments. The account (folio) number and total combined taxes and assessments is on the tax bill that was mailed out on Oct. 30. Accounts Exempt from Public Disclosure are not allowed to sign up for Bill Express.
